STOP LENNOX FROM THREATENING OUR COMMUNITY!

Lennox is planning to build a Research & Development facility that will bring industrial hazards to our neighborhood. This project will negatively impact our property values, safety, and quality of life.
How Lennox’s Development Will Harm Our Community:
❌ Lower Property Values – Industrial developments reduce residential property values.
❌ Dangerous Semi-Truck Traffic – 18-wheelers will flood our streets, creating safety risks for:
- Children at Primrose Preschool, Montessori School, and UTD Student Catholic Center
- Pedestrians in Savoy Trace, Lake Park Estates, and Parkside Towns
- Local drivers on our roads, which will suffer damage from heavy truck use
❌ Noise & Environmental Pollution – Increased industrial activity will bring harmful emissions and disruptive noise.
❌ Warehouse-Style Building Doesn’t Belong Here – This facility does not fit the character of our neighborhood.

Lennox’s Plan Violates Our Community’s Protections
Under the University World Owners’ Association Amended and Restated Declaration of Protective Covenants (Dallas County Public Records, Volume 96219, Page 2478, https://dallas.tx.publicsearch.us/doc/52179677) Lennox’s proposal contains multiple SUBSTANTIAL DEVIATIONS from our community guidelines:
🔴 Parking Violations – Lennox seeks to reduce the required parking below 1 space per 300 sq. ft.³
🔴 Excessive Development Density – Their plan exceeds the allowable Floor Area Ratio (0.60:1) ⁴ and maximum building lot coverage (40%). ⁴
🔴 Harm to Property Owners – Any variances must not materially injure property owners ⁸ - Lennox’s plan does just that.
The Majority Declarant now owns less than 25% of the land within the Association, meaning your vote has full power individually as a Property Owner and Member of University World Owners’ Association. ¹

1. Am I a Member of University World Owners’ Association (UWOA) with individual voting rights?
If you are within Savoy Trace, Lake Park Estates, or Parkside Towns, your HOA votes on your behalf according to your Bylaws for all UWOA related matters so it is important to let your Board of Directors know how you want them to vote.
Outside of the aforementioned residential communities, each Owner of Property within the boundaries shown below is a voting Member of UWOA.

2. My neighborhood has a HOA within University World Owners' Association. Does that matter?
YES. Each HOA has one vote. The vote is determined according to your Bylaws so it is important to let your Board of Directors know how you want to vote.
3. How many HOAs are there within University World Owners' Association (UWOA)?
There are three HOAs that each have one vote in matters related to UWOA - 1) Parkside Towns, 2) HOA of Richardson Lake Park Estates and 3) Savoy Trace.
4. The city of Richardson recently voted to change the zoning. Does this matter?
NO. Changing municipal Law was only the first hurdle for Lennox. Lennox is also governed by private Deed Restrictions, and Substantial Deviations must be approved by 66.67% of the Members of the Association.
